Reaching Net Zero

1. Reducing energy use

We’re working to improve the energy efficiency for our existing buildings. We set a baseline in 2019, and we’re aiming reduce the energy intensity of our current properties by 28% by 2030. We set this target in line with the Carbon Risk Real Estate Monitor (CRREM) 1.5°C energy reduction pathway. To meet this target, we’re retrofitting our existing properties with things like:

LED lighting
Air source heat pumps
Improved heating controls.

We’ve invested £20 million in energy-saving initiatives so far, and we’re already seeing results. We’ve managed to cut energy consumption by 6.5% compared with 2019. We’re also designing all our new properties to be as energy efficient as possible.

2. Moving to renewable energy

We’ve committed to source all our electricity from renewables by 2030. To stay accountable, we’ve signed up to the RE100 scheme – a global initiative bringing together businesses committed to 100% renewable electricity.

We’re going to invest in new renewable energy in the future too. We'll ensure all electricity purchased is renewable and backed by REGO (Renewable Energy Guarantee of Origin) certificates, meaning it’s zero-carbon under the GHG Protocol corporate reporting guidance.

We're actively working to use PPAs to buy more of our electricity from new, unsubsidised renewable generation that delivers additionality in the renewable power sector.

3. Reducing construction emissions

We’re aiming to cut carbon emitted during construction of our new builds by 48% by 2030.

We set this goal in line with the Royal Institute of British Architects (RIBA) 2030 Climate Challenge programme.

4. Carbon offsetting

Finally, we’ll offset any emissions that can’t be removed through the measures above using certified carbon offsets.
