Eligible customers who book a room with Unite Students at the properties noted below in Appendix 1 between 28 October 2026 and 31 July 2027 (the “Booking Period”) for the 2027/28 academic year (the “Relevant Academic Year”) will (subject to these Terms and Conditions) be guaranteed the lowest weekly rate for their room.
Subject to these Terms and Conditions, customers who book a room with Unite Students at the properties noted below in Appendix 1, for a minimum 39-week tenancy for the Relevant Academic Year will be guaranteed the lowest weekly rate for their room. Should the advertised weekly rate of rooms available to book on Unite Students’ website (www.unitestudents.com) of the same room type, room classification and tenancy length in the same property of the room booked drop below that of the booked rate, Unite Students will reduce the booked weekly rate to that of the lower advertised weekly rate.
Book a room directly with Unite Students for a minimum 39 week tenancy; and,
book your room directly with Unite Students, a Unite Students Agent or via the Unite Students’ Mini Program during the Booking Period; and,
provide a valid email address and a valid phone number as part of completing the booking.
your booking is a short stay, semester stay or your booking has a start date of 28 August 2027 or earlier, even if for 39 weeks or over; and / or,
you are in arrears or have otherwise been in breach of your current tenancy at any time during your tenancy; and / or,
you have booked your tenancy through a university or higher education institution (including, for the avoidance of doubt, any made pursuant to Nominations Agreements); and / or,
you have booked a room with Unite Students prior to the Booking Period (for the avoidance of doubt, for rooms booked prior to the Booking Period a change of room during the Booking Period will not create eligibility for the purposes of the Offer); and / or,
your booking has not moved to complete in the Unite Students’ system by 7 August 2027; and/or
The comparable lower rate room is of a different booking type and / or room type, and / or room classification, and / or tenancy length to the booked room.
You will only qualify to receive the Guarantee once your booking status for the Relevant Academic Year has been moved to complete in Unite Students’ systems.
For your booking status to move to complete, your tenancy agreement must have been completed in accordance with its terms. Similarly, your Guarantor’s agreement must also have been completed in accordance with Unite Students’ terms.
The reduced rate will be applied to your 27/28 booking as a rent adjustment, reducing the amounts due on each of the rent instalment dates. If you have already fully paid for your 27/28 booking with Unite Students then the rent due variance will be refunded either to your nominated UK bank account or, if you do not have a UK bank account, the card used to pay for your booking. If neither are available, we will contact you to obtain the relevant bank details to process the refund to.
Any amendments made to your booking after the Offer ends will invalidate the Offer.
The Offer cannot be used in conjunction with any other promotion.

Unite Students and Lifestyle are teaming up to provide customers with the opportunity to claim a Lifestyle e-voucher with a value of £250 when booking a room with Unite Students during the validity of the offer.
Subject to these Terms and Conditions, new and existing customers who book a flat with at least 4 bedrooms with Unite Students as a group of at least 4 (your “Group”) in a Unite Students property noted in Appendix 1 between 28 October 2026 and 30 September 2027 (the “Booking Period”) under Room Agreements all of which should be for a minimum period of 39 weeks for the 2027/2028 Academic Year (the “Relevant Academic Year”) will be entitled to receive a Lifestyle e-voucher with a value of £250 to be used as digital credit at selected Lifestyle retailers (the “Offer”).
The properties listed at Appendix 1 are included in the Offer (the “Properties”).
book a flat with a minimum of 4 bedrooms under Room Agreements as a group of at least 4 via either https://www.unitestudents.com/group-booking, Unite Students’ property or virtual sales team, or through our International Agent partners; and,
book those rooms directly with Unite Students under Room Agreements for a minimum period of 39 weeks; and,
book your room directly with Unite Students during the Booking Period; and,
book all rooms in your Group at the same time; and,
check into your booked room on the start date noted on your Room Agreement; and,
Pay any initial instalments of rent under your Room Agreement up to and including the October 2027 rental instalment; and,
Ensure that all members of your Party have completed their bookings by 4 October 2027 and,
provide a valid email address and a valid phone number as part of completing the booking.
your booking is a short stay, semester stay or your booking has a start date of 1 September 2027 or earlier, even if for 39 weeks or over; and / or,
you are in arrears or have otherwise been in breach of your current Room Agreement or Tenancy Agreement at any time during your tenancy; and / or,
you have booked your Room Agreement through an university or higher education institution (including, for the avoidance of doubt, any made pursuant to Nominations Agreements); and / or,
you have booked a room with Unite Students outside of the Booking Period (for the avoidance of doubt, for rooms booked prior to the Booking Period a change of room during the Booking Period will not create eligibility for the purposes of the Offer); and / or,
your booking has not moved to complete in the Unite Students’ system by 9 October 2027.
One, or more, of your Group cancel their booking.
You will only qualify to receive the e-voucher once you and all of your Group’s booking status for the Relevant Academic Year has been moved to complete in Unite Students’ systems.
For your booking status to move to complete, your Room Agreement must have been completed in accordance with its terms. Similarly, your Guarantor’s agreement must also have been completed in accordance with Unite Students’ terms.
Customers who meet the criteria outlined in these Terms and Conditions will be issued an e-voucher via the email address supplied by them when booking (the “Voucher”).
you will be entitled to a maximum of one Voucher with a value of £250 only; and,
the Voucher will be emailed to you as a digital voucher link after you have checked into your property and by 14 November 2027 at the latest.
you have not provided a valid email address at the point of booking; and / or,
you do not have an up to date payment status as at 30th October 2027; and / or,
you have not checked into your booked room by 15th October 2027, or at all.
On receipt of the e-voucher, you can select which retailer to redeem the voucher at from the list provided by Lifestyle.
Any amendments made to your booking after the Offer ends will invalidate the Offer.
The Offer cannot be used in conjunction with any other promotion.

Unite Students and Circuit Laundry are teaming up to provide customers with the opportunity to claim up to 35 wash and dry cycles when booking a room with Unite Students.
Subject to these Terms and Conditions, eligible customers who book any room type with Unite Students in one of the eligible Unite Students properties listed in Appendix 1 below for a minimum 39-week tenancy for the Relevant Academic Year will be entitled to Circuit Laundry account credit for up to 35 wash and dry cycles using Circuit Laundry’s washing and tumble dryer machines within Unite Students’ properties (the “Offer”).
Customers who book a room with Unite Students at properties listed in Appendix 1 between 28th October 2026 and 31st December 2026 (inclusive) (the “Booking Period”) for the 2027/2028 academic year (the “Relevant Academic Year”) will (subject to these Terms and Conditions) be entitled to receive digital account credit for up to 35 wash and dry cycles using Circuit Laundry machines in Unite Students’ properties, up to a maximum credit value of £196 for properties outside of London and £206.50 inside London.
Book a room at one of the Properties via either https://www.unitestudents.com, Unite Students’ Property Teams, Unite Students’ Contact Centre, through our International Agent partners or via our WeChat Mini-program (the “Booking”); and,
Book for a minimum 39 week tenancy during the Booking Period for a tenancy starting on or after 28th August 2027; and,
Check into your booked room at the start of the tenancy period; and,
Provide a valid email address and a valid phone number as part of completing your Booking.
Your booking is a short-stay, semester-stay or your booking has a start date of 27th August 2027 or earlier, even if for 39 weeks or over; and/or,
You are in arrears or have otherwise been in breach of your current tenancy at any time during your tenancy; and/or,
You have booked your tenancy through a university or higher education institution (including, for the avoidance of doubt, bookings made under what Unite Students calls a Nominations Agreement); and/or,
You have booked a room with Unite Students prior to the Booking Period (for the avoidance of doubt, for rooms booked prior to the Booking Period a change of room during the Booking Period will not create eligibility for the Offer); and/or,
Your Booking has not moved to complete in the Unite Students’ system by 7th January 2027.
Any amendments made to the Booking after the Offer is accepted will invalidate this promotional offer.
This offer can be cumulated with Unite Students’ Group Booking Offer but cannot be cumulated with any other offer and is not transferable to another customer.
Account credit expires at the end of your 2027/28 tenancy and has no cash value
Customers who meet the criteria of the terms and conditions outlined in these Terms and Conditions will be issued credit via a code Unite Students will send to the email address supplied by them when booking (the “Credit”)
Customers can redeem the code for account credit in the Circuit Laundry app once an account has been created with Circuit Laundry by them
You will be entitled to credit value of £196 for properties outside of London and £206.50 within London; and,
You will need to download Circuit Laundry’s App and create an account with them
The code to redeem your credit will be emailed to the email address supplied at the time of booking after you have checked into your property and by 15th November 2026 at the latest.
You have not provided a valid email address at the point of booking; and / or,
you do not have an up to date payment status as at 29th October 2027; and / or,
you have not checked into your booked room by 13th October 2027, or at all.
On receipt of the Credit, you can redeem it for laundry wash or dry cycles using Circuit Laundry’s washing or drier machines within Unite Students’ properties.
Each wash cycle utilised will deduct £3.50, and each dry cycle utilised will deduct £2.10 from your credit balance in properties outside of London
Each wash cycle utilised will deduct £3.70, and each dry cycle utilised will deduct £2.20 from your credit balance in properties inside London
You will only qualify to receive the Credit once your booking status for the Relevant Academic Year have been moved to complete in Unite Students’ systems.
For a booking status to move to complete, your tenancy agreement must have been completed in accordance with its terms. Similarly, the Guarantor agreement must also have been completed in accordance with Unite Students’ terms.
Account credit for this promotion will expire at the end of your eligible booking’s tenancy end date. Any credit not redeemed by this date will be lost and has no cash value
