Eligible customers who book a room with Unite Students at the properties noted below in Appendix 1 between 05 November 2025 and 16 January 2026 (the “Booking Period”) for the 2026/27 academic year (the “Relevant Academic Year”) will (subject to these Terms and Conditions) be guaranteed the lowest weekly rate for their room.

What’s the offer?

Subject to these Terms and Conditions, existing customers who book a room with Unite Students in the properties listed in Appendix 1 for a minimum 39-week tenancy for the Relevant Academic Year will be guaranteed the lowest weekly rate for their room. Should the advertised weekly rate of rooms available to book on Unite Students’ website (www.unitestudents.com) of the same room type, room classification and tenancy length in the same property of the room booked drop below that of the booked rate, Unite Students will reduce the booked weekly rate to that of the lower advertised weekly rate.

The properties listed at Appendix 1 are included in the Offer (the “Properties”).

Am I eligible?

To be eligible for the Offer, you need to:

Book a room directly with Unite Students for a minimum 39 week tenancy; and,

book your room directly with Unite Students, a Unite Students Agent or via the Unite Students’ Mini Program during the Booking Period; and,

provide a valid email address and a valid phone number as part of completing the booking.

You will not be eligible for the Offer if:

your booking is a short stay, semester stay or your booking has a start date of 28 August 2026 or earlier, even if for 39 weeks or over; and / or,

you are in arrears or have otherwise been in breach of your current tenancy at any time during your tenancy; and / or,

you have booked your tenancy through a university or higher education institution (including, for the avoidance of doubt, any made pursuant to Nominations Agreements); and / or,

you have booked a room with Unite Students prior to the Booking Period (for the avoidance of doubt, for rooms booked prior to the Booking Period a change of room during the Booking Period will not create eligibility for the purposes of the Offer); and / or,

your booking has not moved to complete in the Unite Students’ system by 23 January 2026.

The comparable lower rate room is of a different booking type and / or room type, and / or room classification, and / or tenancy length to the booked room.

You will only qualify to receive the Guarantee once your booking status for the Relevant Academic Year has been moved to complete in Unite Students’ systems.

For your booking status to move to complete, your tenancy agreement must have been completed in accordance with its terms. Similarly, your Guarantor’s agreement must also have been completed in accordance with Unite Students’ terms.

If I’m eligible, how will I receive my reduced rate?

The reduced rate will be applied to your 26/27 booking as a rent adjustment, reducing the amounts due on each of the rent instalment dates. If you have already fully paid for your 26/27 booking with Unite Students then the rent due variance will be refunded either to your nominated UK bank account or, if you do not have a UK bank account, the card used to pay for your booking. If neither are available, we will contact you to obtain the relevant bank details to process the refund to.

Any amendments made to your booking after the Offer ends will invalidate the Offer.

The Offer cannot be used in conjunction with any other promotion.

Subject to these Terms and Conditions, students who book a room with Unite Students in eligible Unite Students’ properties for a 2025/26 Academic Year stay will be entitled to discount of up to 20% of the entire cost of their booked room (the “Offer”).

The discount for the 2025/26 Academic Year Stay will be automatically applied and offered at the point of booking.

Unite Students properties listed in Appendix 1 (subject to availability) are included in this promotion.

To be eligible for the Discount, you need to:

  • Subject to our confirming there is availability, book a room in one of the Properties directly with Unite Students for a 2025/26 Academic Year Stay; and,

  • Book your room between 24 October 2025 and 31 May 2026

  • Book your room directly with Unite Students or via our international agent partners; and,

  • Book your room for a period of at least 12 weeks (the “Minimum Stay”); and,

  • Check into your booked room at the start of your tenancy; and,

  • Be at least 18 years old; and,

  • Be a student for either this academic year, i.e. the 2025/2026 Academic Year.

You will not be eligible for the Offer if:

you are in arrears or have otherwise been in breach of your current tenancy with Unite Students at any time during your tenancy; and / or,

you do not comply with the eligibility criteria set out above.

Any amendments made to a booking after the offer ends will invalidate the Offer and customers will no longer be eligible to receive the Discount;

The Offer is subject to the availability of rooms at the Properties. Unite Students makes no guarantee that specific Properties will have availability for the entirety of the 2025/26 Academic Year.

Unite Students reserves the right to remove or change the Offer at any time;

Unite Students and Lifestyle are teaming up to provide customers with the opportunity to claim a Lifestyle e-voucher with a value of £250 when booking a room with Unite Students during the validity of the offer.

What’s the offer?

Subject to these Terms and Conditions, new and existing customers who book a flat with at least 4 bedrooms with Unite Students as a group of at least 4 (your “Group”) in a Unite Students property noted in Appendix 1 between 05 November 2025 and 16 January 2026 (the “Booking Period”) under Room Agreements all of which should be for a minimum period of 39 weeks for the 2026/2027 Academic Year (the “Relevant Academic Year”) will be entitled to receive a Lifestyle e-voucher with a value of £250 to be used as digital credit at selected Lifestyle retailers (the “Offer”).

The properties listed at Appendix 1 are included in the Offer (the “Properties”).

Am I eligible?

To be eligible for the Offer, you need to:

book a flat with a minimum of 4 bedrooms under Room Agreements as a group of at least 4 via either https://www.unitestudents.com/group-booking, Unite Students’ property or virtual sales team, or through our International Agent partners; and,

book those rooms directly with Unite Students under Room Agreements for a minimum period of 39 weeks; and,

book your room directly with Unite Students during the Booking Period; and,

book all rooms in your Group at the same time; and,

check into your booked room on the start date noted on your Room Agreement; and,

Pay any initial instalments of rent under your Room Agreement up to and including the October 2026 rental instalment; and,

Ensure that all members of your Party have completed their bookings by 23 January 2026 and,

provide a valid email address and a valid phone number as part of completing the booking.

You will not be eligible for the Offer if:

your booking is a short stay, semester stay or your booking has a start date of 1 September 2026 or earlier, even if for 39 weeks or over; and / or,

you are in arrears or have otherwise been in breach of your current Room Agreement or Tenancy Agreement at any time during your tenancy; and / or,

you have booked your Room Agreement through an university or higher education institution (including, for the avoidance of doubt, any made pursuant to Nominations Agreements); and / or,

you have booked a room with Unite Students outside of the Booking Period (for the avoidance of doubt, for rooms booked prior to the Booking Period a change of room during the Booking Period will not create eligibility for the purposes of the Offer); and / or,

your booking has not moved to complete in the Unite Students’ system by 23 January 2026.

One, or more, of your Group cancel their booking.

You will only qualify to receive the e-voucher once you and all of your Group’s booking status for the Relevant Academic Year has been moved to complete in Unite Students’ systems.

For your booking status to move to complete, your Room Agreement must have been completed in accordance with its terms. Similarly, your Guarantor’s agreement must also have been completed in accordance with Unite Students’ terms.

How do I receive my e-voucher?

Customers who meet the criteria outlined in these Terms and Conditions will be issued an e-voucher via the email address supplied by them when booking (the “Voucher”).

If you are an eligible customer and choose to take up the Offer:

you will be entitled to a maximum of one Voucher with a value of £250 only; and,

the Voucher will be emailed to you as a digital voucher link after you have checked into your property and by 14 November 2026 at the latest.

The Voucher will not be provided to you if:

you have not provided a valid email address at the point of booking; and / or,

you do not have an up to date payment status as at 30th October 2026; and / or,

you have not checked into your booked room by 15th October 2026, or at all.

How can the voucher be used?

On receipt of the e-voucher, you can select which retailer to redeem the voucher at from the list provided by Lifestyle.

Any amendments made to your booking after the Offer ends will invalidate the Offer.

The Offer cannot be used in conjunction with any other promotion.

  • Unite Students is running a prize draw for those who complete the survey in the link they receive from the Unite Students' User Experience team. The invitation to take part in this competition will be sent from the email address Ux-Research@unitestudents.com (the ‘Competition’) from midnight on 1 January 2025 to midnight on 28 November 2025 (the ‘Competition period’).

  • Subject to these terms and conditions, the winner of the Competition will be entitled to one £300 PayPal voucher (the 'Prize'). These will be provided by Unite Students.

  • To enter the Competition and be a valid entrant to the Competition you must, at the time of entry:

    • fully complete the survey in the link you receive from Ux-Research@unitestudents.com during the Competition Period;

    • be 18 years old or above and be able to prove you are a current student studying in the UK. This will only be requested if you are randomly selected as the winner of the Competition;

    • be a Unite Students resident over the age of 18 years old with a minimum tenancy length of 39 weeks

    • Where an individual complies with the above they will be an ‘Entrant’ for the purposes of the Competition.

  • The prize available consists of one £300 PayPal voucher (the ‘Prize’).

  • The winner will be the Entrant who has been drawn by Unite Students at random (the ‘Winner’).

  • The Winners will be announced on the 1st of December 2025.

  • The Prize will be awarded to the Winner.

  • The Prize cannot be exchanged for cash or any alternative.

  • Provided that they comply with the eligibility criteria at clause 3 above, an Entrant is permitted one entry for the Competition per survey they complete.

  • For the avoidance of doubt, where an Entrant completes x surveys they will also be permitted x entries for the Competition, but there will only be one entry permitted per survey completed.

  • Each entry under clause 9 above will give an Entrant an additional entry into the draw for the Prize.

  • Personal Information required for this Competition will be used only for this purpose. The Personal Information you provide in relation to this Competition will be deleted within one month of the Competition End Date.

  • Entries will not be considered if they contain any material which is defamatory of any person or contains any material which is: obscene, offensive, threatening, hateful, inflammatory, or which promotes any illegal activity, sexually explicit material, violence or discrimination based on race, sex, religion, nationality, disability, sexual orientation or age. Determining this will be at Unite Students’ sole discretion.

  • The Winners will be contacted by Unite Students on the email provided at the point of entry (the ‘Confirmation Email’).

  • In order to receive the Prize the Winner will then be required to respond to Unite Students within 5 days providing their email address and any further information required to have the Prize sent to them.

  • Where a Winner does not respond to their Confirmation Email within 5 days of Unite Students sending the Confirmation Email the Prize will be cancelled for that Winner.

  • A new Winner will then be drawn in line with clause 5 above and the contact process under clauses 14 to 16 will be repeated. Where necessary this process will be repeated until a Winner is found who responds in accordance with clauses 14 to 16 and is able to receive the Prize.

  • The Prize will be sent to the Winner within 30 days of Unite Students receiving a response to the Confirmation Message, subject to clauses 14 to 16 above.

  • Unite Students reserves the right to remove or change this Competition at any time, including but not limited to substituting the Prize for another of equal value where circumstances beyond Unite Students’ control make it necessary to do so.

  • The decision of Unite Students regarding any aspect of the Prize and / or how the draw for the Prize is carried out is final and at Unite Students’ sole discretion.
